Owner will maintain an owner’s storage closet in the unfinished portion of the basement.
Rental unit will be thoroughly cleaned by the lessee upon their departure.
Any and all damages (with the exception of normal wear and tear) will be professionally fixed at the lessee’s expense prior to departure. If they are not fixed, the lessee will be billed for the damage repairs.

This is a family-oriented community. Loud parties or excessively loud noise into the late evening hours will not be tolerated.
Outside fire pit and indoor fireplace may be used. However, if used, they must be kept clean and maintained by the lessee.
CINCH home warranty paid for by the owner. However, the deductible for service request ($150) will be paid for by the lessee.

-spring, summer, and fall fertilizing as per manufacturer recommendations (fertilizer provided by landlord).
-regular grooming, weeding, and maintenance of areas designated for perennial/annual foliage.
**Leaves must be blown several times in spring (as trees bloom) and as the leaves fall in the autumn to prevent leaf build up and decay into the underlying lawn which will choke out the grass (leaves can be blown outside the back gate into the common area and past the grassy common area).
